iPort Cambridge is a cutting-edge, zero-carbon-ready logistics and industrial campus situated in the heart of Waterloo Region. Spanning 300 acres and over 4 million sq. ft. across multiple phases, it’s strategically positioned along major US–Canada transport corridors, with easy access to six border crossings, two international airports, and a consumer base of 150 million within a day’s drive.
Designed for flexibility, the campus offers both spec buildings and build-to-suit spaces ranging from ~84K to 173K sq ft, with immediate occupancy available in Phase 1
iPort has been developed with sustainability and resilience front-of-mind: it features insulated precast panels (R‑29), roofs built to R‑40, solar-ready structures on 70 % of the roof area, advanced glazing, and efficient heating systems—all aiming for LEED certification and national carbon reduction targets
As a key contributor, Stubbe’s provided essential precast installation—comprising insulated wall panels and structural slabs—on Phase 1 buildings. Our work was integral in ensuring the campus’s thermal performance, accelerating construction timelines, and supporting the development’s zero-carbon ambition through superior precision and quality craftsmanship.
